A grand avenue. Just steps from the White House, we worked closely with the Historic Preservation Review Board to create a forward looking project that fully embodied the historical styles and material richness of the surrounding area.

Commensurate with its importance as a grand avenue terminating at the White House, we focused on reflecting the high styles and material richness of the era. Retaining the 1920’s 2-story classical façade as the base of a new 8-story classically-inspired façade, we created a modernized take that still felt completely at home in the 16th Street Historic District. Made up of 42,000 SF mixed use with 23,000 SF residential and 19,000 SF office, we incorporated a south-facing court to maximize window and balcony area and a private walk-out 8th floor terrace which also allows greater sunlight into the court. Private roof decks are perfectly positioned to take in the historic views of the various monuments as well as the White House.
